From Start-Up to Strength
Construction has always been part of the Oreana DNA, built on medium density housing and delivering solutions for developers. Today, that means servicing both our own integrated development team and the external developer clients we work with. Because we’ve been in their shoes, we understand the pain points developers face, and we’ve built reliable, streamlined processes to navigate these challenges and deliver a result that can be trusted.
Our integrated structure enables us to extract the best value for our partners and clients. And those who’ve worked with us for the past 20 years would say one thing: we do what we say we will.
Delivering in Commercial
As our development team has scaled up and taken on projects of a larger nature, particularly in retail, we have also scaled our construction capability.
This began organically through the delivery of integrated early education projects. Our teams acquire sites, manage them through design and planning and then we build them. As we’ve become one of the most prolific developers of early education in Australia, it has naturally expanded our construction capability.
In the past few years, we’ve evolved this even further, taking on commercial construction and building a high-performing team that now delivers retail and convenience projects across Melbourne.
Led by Nicholas Corp and starting with just four key team members: Patrick Hudson, Travis Gray, and Damian Manczal, the commercial construction team has grown to 20 in just 12 months, with plans to expand even further to meet rising demand.
This rapid growth is a testament to our commitment to quality and efficiency. From residential to commercial projects, including townhomes, retail centres, childcare, fuel stations, and community hubs, our focus remains the same: delivering fit-for-purpose developments that create real value for the communities we serve.
What Sets Oreana’s Construction Team Apart?
The team’s biggest strength? Alignment. Every member is fully invested in the shared goal of building something great. Through smart integration and close collaboration across teams, we’re able to problem solve challenges before they become problems, and apply the learnings to the many other sites we’re working on.

While there are many projects under construction, one of the proudest milestones so far this year has been delivering a 7 Eleven at Mambourin—a true Oreana effort that showcased the power of vertical integration. The experience reinforced how our model creates efficiency, quality, and trust in delivery.
